The terms and conditions set out below apply to all visits to this website, to the booking engine attaching to it, and to bookings made through the booking engine.
Please note that further terms of booking are set out in the booking engine just prior to concluding a booking with us. These should be read as they too will form part of the contract with us.
Bookers should also be aware that further terms will be introduced at the hotel at check in (via the registration card) which will form part of the contract for staying with us.
If, at the time of booking, you find a better price upon the same terms as those indicated on our website please give us a call or drop us an email and we will be happy to better the price that you have seen. Please note that you will be asked to supply proof of the more favourable rate so that we can verify the claim (screenshot via email).
Please note that we are unable to retrospectively adjust room rates on this basis i.e. once booked the rate is final.
*Excludes liability on account of third parties with whom we have no contract, underselling the hotel's advertised rates. In this instance we will do our utmost to match the price but cannot guarantee it. We will of course follow up with the miscreant third party with a 'cease and desist' communication.
All prices shown online are per room per night (unless otherwise stated). Prices include Cold Continental Breakfast (excluding apartments) and Value Added Tax at the current prevailing rate.
Prices are subject to change without notice. However, your price is guaranteed once you receive a booking confirmation. For the avoidance of doubt, prices do not include any incidental charges, which you may incur during your stay.
The prices shown online are not valid in conjunction with any other offer and until you have received your confirmation number.
Availability of rooms at the rates shown online may be limited and/or restricted to certain periods.
Children under the age of 2 can stay free of charge at any of our hotels when sharing a room with a paying adult (where a suitable room is available). Availability of suitable rooms is limited. The hotel concerned will determine whether a room is suitable for the purpose of this offer.

GUESTS WITH IMPAIRED MOBILITY
Whilst our staff will do their best to help less able bodied guests, unfortunately our properties are not adapted for wheelchair users.
Please note that all properties are strictly NON-SMOKING throughout, and fines apply for contravention. Fines are not an assessment of consequential loss and the hotel reserves the right to charge for this separately.
Pets are not permitted at any of our properties, with the exception of guide dogs.
ARRIVAL AND DEPARTURE
Rooms are available from 2pm on the day of arrival. Rooms must be vacated by 11am on the day of departure, unless otherwise sanctioned at the discretion of the hotel manager. Late check out fees apply.
Your room will be held for your arrival until the morning following the first night of your reservation, unless prior notice has been given to the hotel.
In the event of a non-arrival, we reserve the right to re-sell the room after 11am the day following the first night of your reservation.
The images displayed of each room type are by way of example only. We cannot guarantee that the room you are allocated is the same room you have seen in the photo since it is only possible to display a selection of rooms online.
Please note the size of rooms and ensure that your booking reflects your requirement.
PREAUTHORISATIONS AND PRE-PAYMENTS
Preauthorisations or pre-payments are required for all of the rates featured online. In the case of 'advance purchase' or 'non refundable' rates, payment is taken from your credit or debit card at the time of booking (or shortly thereafter). In all other cases, your credit or debit card will be preauthorised for the full amount of your reservation prior to your arrival date.
Important: for bookings made on an 'advance purchase' or 'non-refundable' rate plan, the same credit card used to pay for the reservation must be produced upon check-in unless prior authorisation has been arranged with the property. For all other reservations, payment for accommodation is to be settled upon arrival.
CANCELLATIONS AND AMENDMENTS
All cancellations and amendments must be made in accordance with the terms under which the booking was made. These will be shown during the booking process save for flexible bookings of 7 nights or more, 3 or more rooms, or exceeding £1,000 in value. In these cases the hotel reserves the right to contact you after receiving your booking to apply different cancellation terms.
Whilst every effort is made to fulfil any particular requests which you may have in relation to your stay with us, we cannot unfortunately guarantee that we will be able to meet any particular requests which you may make and our failure in this regard will not constitute a breach of contract.
MODIFYING YOUR BOOKING
In the unlikely event that we are unable to honour the terms of your booking, we shall inform you at the first available opportunity and take all reasonable endeavours to provide you with other accommodation at the hotel in the first instance, or, where that is not possible, at a hotel of the same standard in the reasonable locality. By local law you are required to act reasonably in mitigating any loss you have suffered which may include accepting the proposal made by the hotel (subject to any appropriate discounting if inconvenience can be said to have been caused), or accepting a refund for sums paid to the hotel in respect of the booking. For the avoidance of doubt, we will not refund you if we offer to change your reservation by way of upgrading the room type booked free of charge.
In the case of bookouts, we are liable to pay for any consequential loss that has been irrevocably incurred (i.e. cannot be mitigated) and was reasonably foreseeable. We will ask for proof of both of these in order to make a payment and we reserve the right not to compensate if insufficient evidence is produced or if the evidence is objectively unconvincing.
COMPLAINTS OR COMMENTS
We take guest satisfaction very seriously. Any complaint or comment regarding a stay at one of our properties should be made in the first instance to the hotel's reception at the time of your stay so that we can attempt to resolve it immediately. Complaints not raised reasonably contemporaneously with the arising of the issue will be disregarded for compensation purposes unless there was an objectively good reason for not doing so (see further Compensation section)
COMPENSATION / REFUNDS POLICY
We maintain a set of policy guidelines by which we assess and pay out claims for compensation. These include, but are not limited to the following:
Complaints that could, and should reasonably, have been raised during the stay but which were not will be disregarded
Consideration will be given to the impact of the issue on the overall stay. E.g. Loss of power or water at critical times will be considered more meritorious in terms of an award (and quantum of said award) than a malfunctioning bed lamp switch.
Services provided for free (i.e. inclusive within the room rate) are not compensable in respect of direct or indirect loss
We reserve the right to withdraw offers of compensation at any time
We operate a ‘first chance to respond’ and ‘full and final’ stance in relation to claims / offers. This means if the complainant denies us the chance to compensate them before posting publicly visible reviews, or posts negatively having already accepted an offer for compensation made by the hotel in question, we can deny any compensation claim outright, or claw back an award already made.
We are responsible for losses you suffer as a result of breaching the Terms & Conditions if the losses are a foreseeable consequence of our breach and no more than three times the fee payable in respect of your stay. Losses are foreseeable where they could reasonably have been contemplated at the time our agreement was formed. We are not responsible for indirect losses that are not foreseeable by you or us (such as loss of profits or loss of opportunity).
Whilst we make every effort to ensure that the material contained on this website is accurate, we do not warrant or represent its accuracy and disclaim to the maximum extent permitted by law all warranties expressed or implied by statute, custom or usage relating to the information contained in the website.
We retain your credit or debit card details for the amount of time permissible by law and you consent to us debiting such amounts for which you are responsible by way of unpaid dues, including extras and damages. These amounts may be debited from your card without prior notification.
We shall have no responsibility for any property left in or damaged as a result of being in your room during your stay. All items left at the hotel are done so at the owner's risk and we are not responsible or liable for loss of, or damage to, such items.
The laws of England and Wales shall apply to the website together with the Terms and Conditions and court proceedings relating thereto may only be commenced in England and Wales.
The material on this website is copyrighted by us. You may download or use the material on the website for your own non-commercial, private use. Otherwise, the material may not be reproduced, published, distributed, amended, downloaded or otherwise used unless you have obtained our express permission.
Trade marks used on this website are owned by us unless they are evidently owned by another organisation and are being used with permission e.g. logos relating to trade bodies / associations.
